Lee Heng Eam is Of Counsel in the Real Estate & Trusts Practice.
His responsibilities in the department are in conveyancing matters, ensuring pre-sales matters are managed properly to ensure a smooth conveyancing process for
all stakeholders.
Dual-qualified in Singapore and Malaysia, Heng Eam has close to two decades of experience in regulatory compliance, corporate governance, property law, and dispute
resolution.
Prior to Heng Eam’s return to private practice in 2025, he had led the Legal and Compliance departments of two of the three largest real estate agencies in Singapore.
He has advised on regulatory frameworks, corporate governance, contract management, and spearheaded initiatives including the adoption of the Code of Conduct for
Leasing of Retail Premises, Women's Charter, the development of an e-Customer Due Diligence (e-CDD) platform, and the digitisation of transaction documents. Heng Eam
has also been deeply involved in audits and investigations relating to money-laundering, and managing major lawsuits and litigation involving the agencies.
As an experienced in-house counsel in the real estate sector, Heng Eam is skilled in balancing compliance requirements with business growth.
Heng Eam graduated from the University of Northumbria, Newcastle (UK) in 2003 with an LL.B (Hons.), and was admitted to the Legal Profession Qualifying Board of
Malaysia (Certificate in Legal Practice) in 2005, and as an Advocate & Solicitor of the Supreme Court of Singapore in 2015.
